Maximum Exposure Marketing Techniques
Mykel Martin & Associates follows a very strict time line that ensures we meet
the goals set by the Asset Managers we represent.

  • Initial Occupancy Check: Check occupancy of the property within 24-hrs. Go to property with completed Cash for Keys (CFK) notice and a camera. If occupied we post or hand this notice to the occupant advising them that the property has foreclosed and the new owner has a CFK program available.

  • Stabilization of Property: Provide an Occupancy Status Report (OSR) to advise of vacancy or occupancy. If occupied, assist in providing occupant information and weekly inspections until eventual lock out. Once vacant, meet with the appropriate government authorities and locksmith to change locks.

  • Secure and Preserve: As soon as property is determined vacant;

    1. Secure within 24hrs: Re-Key to Asset Mgr code.

    2. Board up broken windows/doors, if necessary.

    3. Order the utilities on in our name.

    4. Initiate bids for Trash Out, clean up, and repairs within 48 hrs of reporting vacancy.

    5. Submit repair bids within 5 business days of reporting vacant.

  • Broker’s Market Analysis and Strategy Report: Compile a comprehensive Broker’s Price Opinion to provide Client with clear vision of the condition of the property.

    1. Submit BPO within 5 business days of reporting vacant.

    2. Subject Property Information: History of subject property, days on market, amenities, positive and negative features and a complete property photo journal.

    3. Condition of Subject Property: Provide a list of required lender repairs. Also recommend repairs and improvements to enhance marketability. Licensed contractor cost estimates and bids upon request.

    4. Neighborhood Analysis: Provide the price and range of competing properties and days on market.

    5. Closed Sales & Competitive Listings: Provide detailed analysis with photos.

    6. Value Analysis: The value if sold “as is” versus the value “with repairs and improvements.”

  • Clean Up and Repairs: Provide licensed contractors, landscape maintenance and other repair men at lender’s request to upgrade subject property to present it in the most desirable market condition. We also provide photo evidence to our Asset Managers to ensure them that the property is benefitting from ongoing maintenance.

  • Market Strategy for Maximum Exposure: Mykel’s proven REO marketing program focuses maximum attention to the property. Maximum Exposure is achieved by utilizing the following:

  • Advertising: Copies of ads and results are sent to you on a monthly basis.

  • Open House and Broker’s Open Houses: The number of buyers attending and results are reported to you on a monthly basis.

  • Monthly Update Reports: Results of our Maximum Exposure marketing program are sent to you as a monthly Marketing Update. This allows us to evaluate the subject properties activity and make any agreed upon adjustments.

  • Sales Contracts: Mykel’s Maximum Exposure marketing program generates offers. Offers that will be presented to you in a timely manner along with a Seller’s Net Sheet. We market your REO for all it’s worth.

  • Escrows: Mykel will assign an Escrow Coordinator to assist in managing your REO transaction from the acceptance of the contract or offer, until the timely, successful close of escrow.

  • Custom Plans: No two homes are alike and some times plans have to be customized for each home. Our goal is to continually test and measure results of all our advertising efforts and work only with the media we get maximum results from. We statistically measure all results and use them for focusing our advertising efforts for Maximum Exposure.
